What Happens Before Your Home Inspection?

Schedule the date & time of the inspection with all parties involved
Make sure all keys needed will be available to the inspector somewhere on the property
Confirm that the power, gas and water will be on at the property
Verify that all appliances & equipment will be ready to be tested, installed, connected to power & accessible

Making sure that these tasks are done ensures that your home inspector can do the work efficiently and effectively. If we can’t fully inspect the home at the agreed-upon time, you’ll have to reschedule, which can incur additional cost and delay the inspection.

Confirm with the sellers & their realtor to clear the way to equipment, exterior walls & the roof for easy access for the inspector
Ask the sellers & their realtor to pull together documentation that may be needed regarding recent repairs or insurance claims

What Happens During Your Home Inspection?

Your home inspector will arrive at the home ready to work. From the moment the inspector arrives in the general area or the neighborhood we are observing many factors. Our commitment to you is to inspect the property as if it were us buying the home. We visually inspect accessible systems, components inside and outside of the house. We also go into the attic and into the crawlspace (where applicable) as well as onto the roof.

What Happens After Your Home Inspection?

Blacklight Inspections Group uses Spectora inspection reporting software to prepare reports. Our licensed home inspectors will walk you through your home and inspection results, teaching you as much as you want to learn.

We will explain the general condition of the home and its systems
Take you through our findings & point out any unique features
Walk through any major issues that need to be addressed sooner than later
Mention the items that you will want to keep an eye on for maintenance

All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images and videos for reference.
